Compass Commercial Real Estate Services negotiated multiple sale and lease transactions last month signaling a continued trend in improved market conditions.
In one of the firm’s larger transactions last month, DGS Enterprises, LLC sold a 31,293 square foot industrial business park located at 1320 SE Armour Road in Bend to Shep East, LLC for a transaction value of $2,130,000. The property consisted of three fully leased buildings occupied by six tenants and included land for additional development.
Compass Commercial’s, Ron Ross, CCIM and Terry O’Neil, broker represented the seller; and Gardner Williams, SIOR and Peter May, CCIM represented the buyer.
In a separate transaction, Maple Sheldon Park 2011, LLC, a New York Hedge Fund sold Triangle Center, a +/-30,000 square foot industrial and retail building located at 63595 Hunnell Road in Bend to Cost Less Carpet. Compass Commercial brokers Ron Ross, CCIM and Robert Raimondi, broker represented the seller in the transaction that was valued at $1,850,000.

Peter B. Dinsdale sold a residential land parcel at 20874-20884 Bob White Court in Bend to Signature Homebuilders, LLC for $1,400,000. Compass Commercial brokers, Bruce Kemp, CCIM and Dan Kemp, broker, represented the buyer.
Keystone Partners, LLC leased a 22,216 square foot office located at 550 NW Franklin Avenue, Suite 478 in Bend to G5 Search Marketing, Inc. Jay Lyons, CCIM and Darren Powderly, CCIM represented the lessor in the negotiation.
Dicopa, Inc. leased a 21,000 square foot retail property located at 355 NE 2nd Street in Bend to Great American Sleep Center. Pat Kesgard, CCIM and Joel Thomas, broker represented the lessor in the negotiation.
International Architectural Millworks, LLC renewed its lease of a 33,748 square foot industrial property located at 63065 NE 18th Street in Bend from East Empire – Bend, LP. John Keba, CPM®, ARM® with Compass Commercial Property Management represented both parties in negotiation of the lease.
Thomas and Christine Davis sold a 2,500 square foot office building located at 464 NE Norton Avenue in Bend to Payson Flattery for a transaction value of $415,000. Jay Lyons, CCIM and Darren Powderly CCIM represented the buyer.
Old Mill Retail, LLC leased a 4,509 square foot retail property located at Old Mill Marketplace at 555 NW Arizona Avenue in Bend to Recharge, LLC. Jay Lyons, CCIM and Russell Huntamer, LLC represented the lessor.
Micle, LLC leased a 6,550 square foot office located at 61510 S Hwy 97 to Central Oregon Veterans Outreach. Pat Kesgard, CCIM and Joel Thomas, broker represented the lessee.
NW Bend Real Estate Holdings 630 Main LLC sold a 6,000 square foot retail building located at 640 Main St. in Klamath Falls, Oregon to Michael and Amy McKay for a transaction value of $250,000. Compass Commercial brokers, Gardner Williams, SIOR and Stephen Toomey, CCIM represented both parties in the transaction.
Boxstar, LLC sold 46,167 square feet of industrial land located at 62890 Peerless Court in Bend to Stephen Perrault for $189,000. Compass Commercial brokers, Erich Schultz, SIOR and Jay Lyons, CCIM represented the seller.
Old Mill Retail, LLC leased a 3,648 square foot retail property located at Old Mill Marketplace, 555 NW Arizona Avenue in Bend to The Longboard Store. Compass Commercial brokers, Jay Lyons, CCIM and Russell Huntamer, CCIM represented both parties in the negotiation.
Aero Facilities, LLC sold a 1,682 square foot industrial property located at 63205 Powell Butte Highway in Bend to Seneca Northwest, LLC for a value of $150,000. Compass Commercial broker, Robert Raimondi represented the seller in the transaction.
Rawlins Family Trust leased a 2,792 square foot office located at 19795 Village Office Court in Bend to Weston Technology Solutions. Compass Commercial’s Patrick Kesgard, CCIM and Joel Thomas, broker represented the lessor in the negotiation.
Marshall and Nancy Ricker leased a 1,722 square foot retail property located at 838 NW Bond Street in Bend to Angelina Nelson. Compass Commercial brokers, Jay Lyons, CCIM and Darren Powderly, CCIM represented both parties in the negotiation.
White Tiger Holdings, LLC leased a 1,830 square foot retail property located at 377 & 359 SW Century Drive to Westside Pharmacy, Inc. Compass Commercial’s Erich Schultz, SIOR and Jay Lyons, CCIM represented the lessee in the negotiation
